Staging your home when selling

One problem homeowners often run into is how to convey the best qualities of their house to prospective buyers. If you are looking for a simple solution that will maximize your sale, the answer is staging your home. Not only does home staging have the power to make or break the sale of your home, it can also be the determining factor as to why you will get top dollar.

Every home commonly shares three core qualities: appearance, flow and emotion. Yet, we all know that not every home equally excels in each. The purpose of staging is to increase the appeal by maximizing the potential of each quality, while displaying the home in a way that the buyers can imagine themselves living in the space. Here is how it’s done.

  1. Clean and declutter. Let’s face it, we all have token items and whatnot that has significant meaning to us, however it’s unlikely a potential buyer will see the purple people painting on the wall, from uncle Scotty, the same way that you see it. At the very least, the home should be clean and well put together for a buyer’s eyes. This includes furniture as well. The key is to open up the space and create an open flow of the home. In this case, less is more.

  1. The home should be well-lit. Good lighting opens up the room and makes it feel elevated in emotion and space, while showing off the best characteristics of the home.

  1. Depersonalize your home. One of the most important parts, as it directly aligns with the purpose of staging, is to display the home in a way in which the buyer feels comfortable and easily able to envision their family living in the home. As a seller, you do not want to have images of you and your family on display, as it represents the emotion that this is still your home.

  1. Enticing photos. Being that buyers begin their house shopping online, having attractive photos is vital. A well-staged home coupled with a professional photographer leads to dazzling photos that will lead to buyers clamoring for a showing.
